Obtaining equity stats:
BC Assessment can usually provide you with the equity statistics for the entire taxing jurisdiction and, sometimes, for your neighbourhood.
If you are using a smaller comparison group, you must calculate the statistic:
- First, obtain the market values of the properties;
- Compare the values to their assessments (see level of assessment example);
- Then, calculate the average statistic for the properties.
- For further guidance, see Equity Statistics.
Finding the market values is the most difficult step.
- It is easier to look for properties that sold some time last year.
- You can then quickly compare their sale prices with their assessments.
